The problem

Most buildings are designed in steel before timber is on the table

By the time anyone asks about timber, the building is already a steel design — engineered, tendered and budgeted. Moving the whole structure to timber means starting much of that over.

Designed in steel first

Timber enters the conversation late — after the steel structure is already engineered and priced. Wood feels like a detour, not an option.

A full redesign is costly

Re-planning the whole structure means new structural analysis and fresh tender packages — work the project already paid to do once.

Budgets and schedules slip

Higher planning cost and a longer development cycle put the whole timeline — and the business case — at risk.

More risk, less appetite

Added uncertainty is often enough to shelve the timber idea entirely. So most timber ambitions never get built.

The solution

The LIGNA Timber Conversion System

We don't replace your whole structure. We pinpoint the members where timber makes economic and technical sense — and replace only those. Your building concept stays intact.

You don't pick parts from a list. Send your model and we identify the members that pay off in timber — the technical selection is on us.

What stays unchanged

We change only what timber improves. Everything else stays.

The biggest worry with timber is risk. So here is the short version: your project keeps its structure, its responsibilities and its approvals. We touch only selected members.

Why this approach

Classic mass timber vs. Timber Conversion

A from-scratch mass-timber building and a Timber Conversion both get wood into the structure — but the path, the cost and the risk are not remotely the same.

What it means for your project Classic mass timber LIGNA Timber Conversion
Planning Full redesign from scratch Your existing model is kept
Cost High planning and investment Low added cost
Time Long development cycle Short turnaround
Risk New statics, new tenders Far lower — concept untouched
Engineer of Record Often re-engaged Stays in place
Approvals & schedule A new approvals path Minimal disruption

Why timber

Lower carbon. Visible sustainability.

Timber is the rare upgrade that pays off on the balance sheet and inside the building alike — and a Conversion delivers it without re-developing the project.

Lower embodied carbon

A measured CO₂ saving on every study — a number your team can drop straight into an ESG report.

Stronger ESG & ratings

Supports green-building credits like LEED and BREEAM, and the sustainability targets investors and tenants now expect.

A space people prefer

Exposed timber gives the interior a warm, natural quality people notice — with no change to how the building works.

Why LIGNA

Built for industrial & logistics projects

We are not a general timber contractor. We are specialists in converting large industrial and logistics structures — with the supply chain, engineering and digital tools to back it up.

01

Supply security at volume

High-capacity production and dependable delivery for North American projects — backed by some of Europe's largest mass-timber producers.

Reliable volume, on schedule.
02

In-house engineering

Our own structural engineering and project delivery — carried through and supported all the way to execution.

One accountable team.
03

Digital, model-based

A BIM, model-based way of working — automated evaluation and parametric optimization on every project.

Your model in, a timber model out.
04

Industrial & logistics focus

We concentrate on industrial buildings, logistics centers and commercial halls — so we understand these projects better than a general timber builder.

Specialists, not generalists.

How it works

From your model to a timber alternative

Four steps. No commitment until you decide.

1

Send us your model

Share your building model in IFC, Revit or Tekla. For large files, a transfer link is perfectly fine.

2

We analyze it

We identify which members are strong candidates for a Timber Conversion in your specific building.

3

We show the alternative

You receive a Timber Conversion model, a budget price, timber quantities and the CO₂ savings — back to you within 3 business days.

4

You decide

Take it further, or don't — entirely your call. There is no obligation at any point.

Send your model. We'll show you the timber alternative.

Before steel. After timber.

Our first documented Conversion is being prepared. Every study we deliver reports the same four numbers for your building — timber volume, CO₂ saved versus steel, a budget price and the number of members replaced.

FAQ

The short answers

Does the building need to be redesigned?
No. Your structural concept, layout and foundations stay. We replace only selected members.
Does the Engineer of Record stay responsible?
Yes. The Engineer of Record remains in place. A Timber Conversion does not change that.
Which models do you accept?
IFC, Revit and Tekla. For large files, a transfer link is fine.
What happens to our model and project data?
Your model is used only for your Timber Conversion study and is never shared with third parties. We're glad to sign an NDA before you send anything.
Is the study really free?
Yes. The Timber Conversion study is free and without obligation.
Which members can be replaced?
Joists, joist girders, roof beams and selected secondary structural elements.
Is a Timber Conversion code-compliant?
Yes. The timber members are designed to the applicable building code (IBC / NBC), and your Engineer of Record reviews and signs off on the converted scope — code responsibility stays in their hands.

One accountable team — from first concept to the last beam on site.
